When Michael and Emily were ready for more space, they faced a familiar challenge for North Atlanta homeowners: how to sell their current house, use the proceeds to buy another, and avoid moving twice.
The Weathers Team had helped them purchase their first home, a charming ranch-style property in Cumming, Georgia. As their family grew, they began exploring larger homes and chose a new-construction home in Canton, Georgia, for their next chapter.
Their plan worked because the home sale, purchase contract, and moving timeline were coordinated from the beginning.
The challenge: sell first, without moving twice
Michael and Emily wanted the proceeds from their existing home available before closing on their next property. We discussed buying first with bridge financing as well as selling first. For their priorities, selling first was the better fit.
The risk was the gap between closings. Selling too early could have meant temporary housing, storage, and the cost and stress of two moves. They wanted a plan that kept those disruptions to a minimum.
A home-sale contingency and a focused listing plan
The builder allowed a home-sale contingency, giving Michael and Emily time to prepare and market their existing property while moving forward with the new-construction purchase.
We walked through their Cumming home together and identified the improvements worth making before listing. Just as important, we discussed what they could skip instead of spending money on unnecessary projects. Once the home was ready, we arranged professional photography and launched the listing.

Under contract in just three days
Their Cumming home went under contract in just three days with a cash buyer. That put the sale on track, but it was only part of the solution. The next step was making the dates work for both homes.
The detail that made one move possible
The sale of their existing home closed on May 11. Rather than move out that day, Michael and Emily arranged to remain in the home for approximately 30 days after closing.
That post-closing occupancy gave them time to complete their Canton new-construction purchase, which closed on June 9. They had their sale proceeds available before the purchase and could move directly from Cumming to Canton.
The result: one coordinated move from Cumming to Canton, with no temporary housing in between.
Handling an unexpected problem
During the process, Michael and Emily discovered a water leak that needed attention. They brought in a professional leak-detection company to investigate and find the source. The leak was located outside the house, in the yard, and repaired.
There are always unexpected details to juggle when preparing to sell and planning a move. Addressing the problem allowed them to keep moving forward.
What North Atlanta homeowners can learn
The best way to buy and sell at the same time depends on the homeowner, the financing, and the contracts. A builder contingency helped in this transaction. A cash buyer and a post-closing occupancy agreement helped with timing. The first step, though, was choosing the right sequence before either closing date was set.
Whether you are selling in Cumming, Alpharetta, Suwanee, Milton, or Roswell and buying elsewhere in North Atlanta, ask early about sale proceeds, financing, occupancy after closing, and what happens if the new home is delayed. A clear plan can make the move simpler.
Questions North Atlanta homeowners often ask
+ Can I sell my North Atlanta home and buy another without moving twice?
Yes, if the closing dates and contract terms allow it. Michael and Emily used an agreed period of post-closing occupancy to stay in their sold home until their new-construction purchase closed.
+ Do builders accept home-sale contingencies in North Atlanta?
Some do, but policies and deadlines vary by builder and contract. Michael and Emily had a home-sale contingency that provided time to prepare and sell their existing home.
+ How can I use the proceeds from my current house for my next purchase?
One approach is to close the sale first and then close the purchase. A post-closing occupancy agreement can sometimes help bridge the timing gap, as it did in this case.
+ What is post-closing occupancy in a Georgia home sale?
It is an agreement allowing the seller to remain in the property for a specified period after closing. The written agreement should address dates, costs, property responsibilities, and what happens if plans change.
+ Who can help me coordinate buying and selling a home in North Atlanta?
Look for an agent who can explain financing options, home-sale contingencies, listing preparation, and closing coordination. The Weathers Team helped Michael and Emily coordinate their sale in Cumming with their new-home purchase in Canton.
